Katamanda is a private villa estate, based upon a leasehold land sub-division.

Under Thai law, foreign persons or companies cannot generally own land in Thailand. However, they can lease land and own the buildings developed by them on the land.

The maximum lease period is 30 years. Such a lease is registered with the Thai government and is fully protected under the laws of the country. It can be renewed at expiry (but this is not an automatic process - re-registration is necessary for each renewal).

Katamanda leases are for 30 years with 2 prepaid 30 year extensions. In order to further protect the tenants (lessees), all of the tenants of Katamanda participate in an offshore company (the Tenants' Company) which holds shares in the Thai company which owns the freehold land. This carefully structured arrangement gives the tenants substantial rights under Thai law, which prevents the landlord company from acting against their interests at the time of renewal of leases. It also permits conversion of leases to freehold, in the event Thailand enacts future legislation to this effect.

Katamanda Gardens

Overview

Katamanda Gardens lies between the luxurious, privately owned villas of Katamanda and Bann Kata and the Royal Villa Suites of the renowned Boathouse boutique resort hotel; a few minute's walk to two of the Island's most famous beaches, fine dining, Thai crafts galleries and the local shops and amenities of two adjacent villages.

In a tropical garden setting, on a sloping contour covering 8,500 sq.metres, Katamanda Gardens is a Luxury resort estate of 33 apartments.

Master Plan

33 uniquely designed apartments accommodated in 11 individual villas-style buildings. There are only 3 apartments to each villas one per floor. At the road side is a boutique plaza. A restaurant with outside dining terrace, and associated delicatessen, boulangerie patisserie and wine shop, will cater for residents of Katamanda Gardens, Katamanda and Bann Kata, supported by a general store for daily use items. A hair and beauty salon with Thai message is planned, together with a range of lifestyle boutiques.

At the entrance is the reception and administrative centre for management of the estate and apartment rental programme for those apartment owners who wish to rent out to island visitors. Car parking is located beneath the plaza, as are the back of house maintenance and housekeeping offices and service staff facilities. The two large free-form swimming pools are complemented by a fitness centre set at the edge of the central water garden. The grounds of the estate are to be extensively landscaped with tropical foliage. Circulation is via landscaped walkways and cart pathways serviced from the reception centre.

The Apartments

Katamanda Gardens apartments have been meticulously designed for tropical living. Each apartment occupies and entire floor of one of the eleven 3-level villas. Each apartments has natural light on all four sides. This unique design allows owners to experience the full benefit of an indoor-outdoor environment. Windows and doors open to allow full cross ventilation, with balcony doors screened against insects. Every bedroom and every bathroom, as well as the living area, opens to an outside court, terrace or balcony. Master bedroom/bathroom suites have an outside bath screened for privacy . All bedrooms are designed to accommodate king or twin beds. All bathrooms have shower enclosures and private ventilated toilets. The external baths and courts provide a living environment of tropical plants. Bathrooms are fully fitted to international standards. Most suites have a separate dressing room. Clothes closets and dressing tables are built in.

All apartments have fully finished built-in kitchens, equipped with sinks, 4 plate cooking hobs and extraction hoods. Space is provided for owner selected refrigerators. Access to all apartments is via an external, separate stairway for privacy and security. The covered outside porch leads to the entrance foyer, screened from the living area. Two and three bedroom apartments have a lockable storage closet. The carefully designed blend of southern Thai and Balinese architecture provides vaulted ceilings to top level apartments , and roof skirts that extend well beyond apartment walls to give shade from the tropical sun and provide protection for windows from the occasional tropical down pours that keep Phuket green and beautiful.
