The house is surrounded by mature tall palm trees giving plenty of shade for the roof and protecting it from the heat. The front fence is covered with the massive ivy hedge, which also protects against sun and gives some privacy. The ground covered with special plastic topped with natural stones, which prevents weeds, together with the paving lined with stone slabs and lush greenery add more natural feeling to the area.

The roof is made of high quality natural tile (not of cement tiles), which prevents it from overheating. All the windows are tinted, which creates an additional protection against heat and UV. Thanks to the special layout and roof you do not need air conditioning most of the year. With the windows open (all windows have mosquito nets) and ceiling fans on (installed in all rooms), it creates a fresh breeze. Air conditioners (3* 12,000 btu, 1* 36,000 btu) are also available in every room.

The house is connected to a powerful electricity supply 20 kWt. There are two satellite dishes, cable and ADSL are installed in the house. The energy-efficient LED lighting throughout the house provides comfortable warm white light, enhancing the home's atmosphere. Water comes from a private well. Communal well water is also available (both of the sources are free). A powerful Mitsubishi pump and a large charcoal filter Mazuma serviced every two years are installed for the incoming water. Grey water disposal is free of charge. There is a septic tank pumped every four years.

The household running costs are low: electricity by meter (4,6 baht kW/h), phone and ADSL (800 baht per month), cable TV (300 baht per month), garbage disposal (360 baht per year), pool maintenance (6500 baht per year).

The location of the house is situated in a quiet place close to the Phuket International Aiport (with little or no noise from planes flying above). It is a 10 minute drive from PIA Thanyapur, a 15 minute drive from Naithon and Tesco Lotus Thalang. For golfers the house is also close to Blue Canyon and Mission Hills golf courses.

There is a good selection of mini-markets, and the 7/11 stores close by as well. There is also a local market nearby where you can buy fresh seafood, vegtables and fruits three times a week.
