This double-storey character house located 5 minutes ride from the beaches of Klong Nin. The house is situated on a beautiful valley-side, and surrounded by lush jungle. It’s away from the touristic hustle and bustle of the main road and waterfront, though still close enough to walk to the beaches, shops and restaurants, so you get the best of both worlds. This is one of those properties where viewing is essential to get the true magic of what is to offer.
The property consists of two floors. The upper floor has two good sized double bedrooms, a bathroom with a hot shower, and a decent kitchen space which opens out onto the huge white tiled balcony which has an incredible view of the mountains and natural surroundings. The balcony is the pride and joy of the property, as it is a lovely open space and the view never fails to earn a gasp at its beauty, both from visitors and from us every morning!
The downstairs is currently used as a completely self-contained air-conditioned apartment. It consists of one large double bedroom, a fitted kitchen, and a large bathroom with another hot shower. Glass French doors cover entire front of this floor, with fitted mosquito nets (here and elsewhere throughout the property), so you can keep the doors and windows open to enjoy the valley side breezes.
We’ve recently replaced all the ceilings with durable materials. A water capture system was also installed this year, with a 10 year guarantee. We have also had fibre optic to the house installed, so it’s perfect for digital nomads and online workers. The bill and service is shared with our lovely neighbours (one other house just up the hill). It’s fast and reliable (visitors have said it’s the best internet they’ve found in Thailand!), so it’s great for streaming, Skyping, or whatever you might need it for!
There are two water tanks with an automatic pump installed to provide good water pressure throughout the property (Monthly water cost is approx. 650B – during the rainy season the cost is hugely reduced thanks to the rain capture system). Both bathrooms have hot showers and western-style toilets. There is an electric metre installed (bills run to around 750B per month). The property comes furnished, so is ready for you to move in and enjoy immediately!
We have poured a lot of love into this property when we bought it two years ago, and we’ll be very sad to let it go. Our neighbours are a retired Englishman, Steve, and his lovely Thai wife Joy (who owns the land), and were the previous owners of the property. They have lived here for 12 years, and Joy also owns the well–known Lanta Leather shop in Old Town. They have become very good friends of ours and taught us how to make traditional Thai curry, helped with communicating with the locals, and with getting ourselves established on the island. And, as is customary with the Thai way of doing things, they will be more than happy to help you with paperwork, communicating with officials, and will provide whatever help they can (including the occasional delicious curry). They make excellent neighbours, and can help link you with the local Expat and Thai communities.
Even though the property is wonderfully secluded, surrounded by jungle and mountains, it’s just up the road from a small local Thai village, called Klong Toab. The locals here are extremely friendly so don't be surprised by all the smiles, waves, children, monkeys, cows, goats and chickens in the road as they go about their daily business when you pass them on your way to the beach, or the nearby shops, restaurants, and bars. There are plenty of local amenities including ATMs, a 7-11, Tesco, plus a local market on Tuesdays and Fridays for your groceries.
We are planning to move back to Europe, as we are wanting to start and family and would like to get back before Brexit, which is why we are looking to sell.
It is perfect for a retired couple, digital nomads, or a Swedish family. It also has excellent potential for long-term lettings if you only use it for part of the year.
The sale also includes 520 square metres of land upon which the house is located, along with a 90 year lease (3x30 years, already paid and included in the sale price). Such a long term lease is quite unusual, and shows the friendly attitude of the land owner. It is also written into her will that her son will uphold the same terms of the lease. The land papers are not currently suitable for establishing a busiess or for expanding the property, though the landowner is working on upgrading them as soon as possible. This has been reflected in the reduced price of the property.
