DUE DILIGENCE - A legal due diligence review is like a 'health check' of the target and its business Corporate information: confirming the valid existence of the target company and its ownership; establishing that the target has all the necessary licenses and permits required to conduct its business, investigating the title to land and buildings owned by the target and verifying if the assets are free from mortgages or other encumbrances, as well as describing the insurance position. ENVIRONMENT DUE DILIGENCE - This is a physical inspection of the property or land and surrounding area. Although the "due diligence" report maybe fine, it is important to check the land and environment around the target area to safeguard your interests. For example the due diligence report does not cover surrounding land and maybe someone intends to build in front and block your view or a factory is to be built etc..

UPGRADING TITLES - In certain circumstances, based on the length of the claim and the use to which the land has been put, it is possible to upgrade these land claims (from Nor Sor .3. to Nor Sor 3 Gor or Chanote title). This process can take many months via government department.

LAND OFFICE TITLE VERIFICATION - As a buyer you need to be aware of the various land title deeds which exist to understand what you are being offered. As a foreigner buying land in Thailand , you should only consider land that comes with a Chanote , or Nor Sor 3 Gor . These Titles can be sold, leased and used as mortgage collateral and are the only titles over which registerable right of ownership or lease can exist. "More importantly, you cannot apply for or obtain approval to build on such land without one of the aforementioned titles.

LAND SURVEY - There are several ways of presenting the land survey information. The most common and popular one is through a map. The second one is through photography, aerial or terrestrial. The third through written records which contain parcel areas, land holdings, assessment values etc. Fourth possible method is the storage through computers. Maps may be scanned and information stored in digital form and then can be retrieved, with coded commands to the computers.
